I locked a few 2.5% for 5/1 ARM conforming loans a few days ago. And the trend is we might be able to see this rate again. It would still be wonderful for my clients who chose to have ARM rate 5 years ago.

And I have a gut feeling that we might be able to see lower rates for 30 yr fixed and/or 15 yr fixed conforming loans. High balance or jumbo rates were lower around 3.5% before, but I do not know whether we will see those rates again. It is still possible, I think.

I have submitted a few loans with LTV 60% for Jumbo 5/1 ARM 2.625%. Hopefully we can get those rates soon.
