Two alumni called me this weekend about the investment purchases. I shared with them about my opinion about themarket in the bayarea, Sacramento, etc. Therewill be lots of opportunities in the next two years.No need to be hurry.
There are lots of different ways to manage the properties.You need to find out the best way works for you.
Usually when my tenants evacated the property, someone likesto complete all fixes, clean the property, then put out the ads,.collect the applications over one weekends, choose one tenant,then wait for the move-in. This is good for those whoare very busy and only want to do the open house one weekend.
Another way is that you can show the property while the property in the middle of the cleaning, fixes. The cons is that a lot of applicants may not be interested(because it's not clean), so there will be only a few applictaions, and you have to show the houses all the time until you find the right tenants. The pros is that the property can be rented out faster, if someone like the property right before the fixesdone.
