Low 3/1 ARM rate

I just quoted low rates of 2.75% for 3/1 ARM with 200k
loan amount for no closing cost at all. I know someone needs
this kind of programs, especially when the loan amount is
small.
Can not believe that I closed one loan with the rate of 2.75%
for 10 yr fixed with the loan amount around 320k. This rate
is not available now. But the overall rate level now is better
than one month ago. That means sometimes we did have
very good rates.
