If you missed the low rates for the refinance, or your current ARM rate will be adjusted soon. Do not forget the 10/1 ARM rate. The best conforming rate for 10/1 ARM is 3.5%. This is very good rate, compared to 30 yr fixed.
And also, the rental 10/1 ARM conforming rate is very good as well. The best scenario rate is 4% for no closing cost.
