About one week ago, I started one business class on line. Basically right now, it is still about negotiating. I know we have to use the skills on all the fields of our daily life. For example, when we purchase a car, we need to negotiate the purchase price. There are a lot of the skill set, but if we know the price well, we can do better and get good deals. I do not have good negotiating skills yet, since I always choose a car my fiend likes. And it ended up that three of the friends have the same color/model of the cars.

One trick of skills is to ask the clients to have an initial deposit. For some banks, they ask for initial rate locking deposit, and the client pays, normally they will be more serious about the rate lock and proceeding with the loan. For us brokers who do not ask for rate locking fees, the appraisal fee is very similar to the "initial deposit". Normally if the borrower paid the appraisal fee, it's not worth it to withdraw the loan, and re-start another application. This negotiation skill may not help me too much, but this online course is pretty good.

My marathon running did not go well after March. I think I BQed last December(CIM), then BQed again in March(Napa Marathon), everything went south after Big Sur 21 miler race. I believed that I ran too fast and it hurt my knee, then I had the pain once in a while after that. I did poorly on San Francisco Marathon in July, Santa Rosa in August, and Portland in Oct. I think I will take a little it more rest for the next 2 months. That means I will not do well in this year's CIM Marathon in Dec.

I checked my online records, my weekly mileage is only about 40 miles, compared to my normal mileage of 60 miles before April. No wonder I could not do well. But I need to be healthy first.

Tried to run a good race in Nov for the Turkey Trot half. I do not think I can PR, but any time around 1:35 should be ok.

I started doing the research for the Boston course, the race, etc. Hopefully I can have a great on for the Boston Marathon in April 17, 2017.
