Lots of good programs for the refi/purchase loans

If you have L1 Visa, and just moved to USA, right? Yes, you can purchase after 1 yr US employment, one year credit history.

If you are still on F1, with OPT, right? Yes, you can purchase a property?

Late payment on credit cards, no problems, you can still get loans, as long as you do not have mortgage late payment in the past 12 months.

If you want to cash-out, yes, as long as you have less than 10 financed properties.

Even you plan to buy another primary, and you will have to sell the current primary to qualify. Yes, you can qualify the purchase loan first, then sell the departure primary later on.

If your credit score less than 700, and the purchase/refinance loan is a Jumbo loan, yes, we can still get it.

Hard to qualify the loan unless with the RSU? Yes, we have lenders allowing use RSU to qualify the purchase.

No two years landlord history, yes, it's ok to refi/purchase by using the rental income.

I am still working on the list, you will find more "niche" scenarios. Even if you work in a US company in China, you can still get a loan here as long as you file the tax returns.
