First, I think we need to take a few minutes for the
updates:

1)House build permits increased last month. But it's mainly
for the apartment. The industry expect the renters will
increase(or expansion)

2)Home value appreciation slowing down. And it will be
slowing further(make sense when there are not many
investors, and not much more jobs created).

3)Interest rates hit this year's low.

4)Though the ARM rate is a little bit higher, lenders still
does not allow to refinance to a higher rate. Some borrowers
are stuck with the current ARM rate. The good news is that
it did not go much higher.

On personal news side, more friends and/or clients are interested
in slow running. It's a very effective way of maintaining
good health and lose weight. My weight reached a new low
of 167.2lbs last week. It was only 7 lbs more than my college
level.

My running is getting better to a next level, and I will expect
to break all my 10k, half marathon, marathon records this year.
And I am working on the training for San Francisco half
marathon this July 27th.
