After I posted low rental rates, I got lots of emails
to ask me to be their agents. And they said that their
agents had rate about 0.375% to 0.5% higher.

I will share one story with you, then you will know why.
For the past a few weeks, I tried to hire a cleaning lady.
She (and her team) cleaned my neighbors for $100 every two
weeks, but she charged me $200. She did not say that she
would not do the service for me, she just used the high
charges to say that.
