I got the appraisal report last week. There were 3 reports with lower value.
1)Pleasanton. Summer appraisal was 740k. This refi appraival 670k.
2)Santa Clara. Summer appraisal was 800k. This refi appraisal 715k.
3)Sacramento. Summar 355k. This refi 340k.
So if you can refi, just do it. You don't have to wait. The appraisal value may go even lower.
