Though I told my clients that most of my rates
are for best scenarios, some still complain
that they could not get the best rates.

So I would prefer to receive emails if you want
to have detail and more accurate rates.
Some do qualify better rates.

On the lender sides, for some reasons, there
are no better rates for high balance loans.
We will have to wait for the investors' preference.
Otherwise, it will be hard to get good rates.

Also, it's very hard to get ARM no closng cost rent
loans, 15 Yr fixed low rates for Rentals.

Like any engineers having delivery dates for the
software release, we do have some "due" dates for
the purchase loans. And we will be under pressure
when we are not aware of the lender changes and
caused the delay of the closing. The good news
is that we are learning everyday and try
to avoid the similar problems in the future
