If you did not have the rates locked before and plan to refi your loan now, we can float the loan and submit the files to the lender first.

Here is what we can work out.

1)Let's target a reason rate.
2)And if I think I can get this rate for you,
we can start the application and submit the files to the lender.
3)You will pay the appraisal fee first.
4)Lock the rate once it hits our target.
5)If we can not reach the target rate, or for any reason(
not because of the value reason), I will refund your appraisal
fees.
6)Otherwise, we will be happily to close your loan at
the target rate.
