Be patient. But I will recommend to lock the rate
at reasonable level. I do have some prospects to
request 3.75% for 30 yr fixed 200k loan; 3% for
15 yr fixed 200k loan.

I would say that you can wait if you already had
very good rates, like my clients who got 4% of 30
yr fixed in 2010. Otherwise, we will have to watch
the rate going up or down.

By the way, I am still accepting application to "wait" the better rates.
