For 7/1 ARM, I can get 3% for Jumbo loans, even if you cash-out 200k.
For 5/1 ARM, if you have 2.75% now, you can refinance 2.75% for another
5 years. For 7/1 ARM, you can get 3% if want to stay at the loan program
for another 7 years.

If you have 30 yr fixed fixed rate, you can either refinance to another 3.75%
rate or 10/1ARM of 3.25%. Both of them are pretty good. 3.25% ARM rate
is good for Jumbo as well.
