ARM rate still popular

Locked two ARM loans this morning. One is for 7/1 ARM rental for the loan amount of $300k, locked for 3.875% with no closing cost. And another loan is 350k for 5/1 ARM with 2.875% for impound account.
So right now, the ARM rate is still not too bad yet.
