I read some of the blogs I wrote in 2012-2013(and some emails to my clients). And at that time,I recommended my clients to take 15 yr fixed or 30yr fixed rates; especially when 15 yr fixed around 2.5%; 30 yr fixed around 3.25%. And even 15 yr fixedfor rentals. And one of my clients did get 2.875% forrental 15 yr fixed.
And now, the story changed, I kind of recommend ARMrate now. The main reason is that teh spread between ARM and fixed is too much. And it is worth it if theARM rate would not go up to much in the next a few years.And it is even safer for 7/1 AM or 10/1ARM.
