5/1 ARM HB & Jumbo rate is 2.75% today

This rate is almost at the best level. And no impound account, no closing cost. LTV must be <=70% to get this rate.
Cash-out is also ok. Same rate refinance is also ok. If you current have 2.75% for 5 years, and you did it in 2012, or 2011, you can refinance with the same rate to extend this low rate for a few years.
