I just want to post the interest rate from one
of my clients(all closing cost covered, 30 yr fixed),
so you guys will think whether the current rate is
still good enough:

417k 2008 5.625% & 5.375%
390k 2009 4.875% & 4.625%
360k 2010 4.375%
350k 2011 4%
330k 2012 3.75% & 3.5% & 3.25%

Another Example for 5/1 Rate(Conforming):
2003  4.75%
2004  4.375%
2005  5.125%
2006  5.375%
2007  5.750%
2008  6%
2009  4.125%
2010  3.25%
2011  2.875%
2012  2.25% to 2.5%

Another Example for 5/1 Rate(High Balance):
